On the basis of the staff and service I would have rated this hotel a 9. However, the rooms are such that it is more a 3 or 4. The lack of proper lighting in the room gives them a dingy, depressing feeling. The furniture makes Ikea to look like custon made. The location is great and the staff is simply marvelous. It's the condition of the rooms (not a lack of cleanliness) which would prevent me from returning here.

excellent excellent location, literally few steps from the Earl's Court tube, and on Picadilly line! The hotel building is old, so one can't expect miracles in terms of layout, fittings etc, but the rooms are spacious, they are provided with tea/coffee/biscuits and boiling water pot!

We wasn't expecting a five stars hotel saw the price but effectively this hotel have to be closed for a substantial refurbishing. Room was very big but dirty and one night I found a big beetle running around.Sheeds was broken and the bed cover dirty (and I don't want imagine that kind of spots what was...). Room service : a disaster (we called 5 times to get the breakfast). My opinion is totally negative and nevermore I'll go there.

We were a group of people and stayed the second time at the Barkson Gardens. The hotel location is excellent, you are just 2 min walk near Earls Court Station and have plenty of pubs and stores nearby. The rooms are very large for London standards in this price range. Our last room was definetly older furnished than that one the trip before, but still relatively large and clean. We have heard of some problems regarding warm water in the shower. Last time it was no problem, this time it took quite a long time before we got a warm water. But you can deal with that for some nights and should not be a big issue. The second day everything worked fine. The breakfast was not overwhelming, but ok, one type of cheese and one type of sausage. Coffe, marmelade, jam and toast are quite ok. The staff is friendly and helpful - we had some special requests before arrival and all our mails were answered quick and friendly. We have seen far worse accomodations in London. We definitely recommend the Barkston Gardens Hotel and will stay there again!

We would defenetly reccomend this hotel!! It's located in a great position, only 3 minuts walking from the tube! Quite far from Stansted but we knew it..The hotel is very clean, rooms are very spacious and breakfast is really good (service and food we mean). If you have to visit London, book your stay here!!!!!!!!!

Everything was OK, except cleanliness of the room. The room needs to be refreshed (carpets, beds). The door of the restroom was very difficult to close... With no air conditionning, you must sleep with opened window. So it was noisy because of the underground trafic. Ask for a room with a window on the street side. The breakfast was excellent. Very well located for access to the underground.

Ci torneremo sicuramente.

I would recommend Barkston Gardens Hotel to my friends pointing the fact that it is an old building. Therefore you hear all the noises of people walking upstairs. The hotel Doesn't have air conditioning so in the summer (when we stayed there) you need to leave windows open and will hear all the street noises. Rather than that it is very clean and people are nice.

We are a family with two teenagers. We asked a quadruple family room, and we got a nice room with three large beds (set for six people) at a quite reasonable price, including a good continental breakfast. The hotel is beautifully placed in a quiet backstreet in a very lively neighborhood, 100 m from Earl's Court tube station and full of restaurants, pubs and shops.

Rooms were dirty and smelt.Had to ask maid to clean bathroom on arriving.Main staircase hadnt been cleaned or hoovered for a long while. No sheet change in four days and only one computer for hundreds of guests.Worst breakfast on our entire trip.Thank goodness for M&S over the road. Otherwise location and price was perfect. Also extremely creaky floor boards from above.I thought at one point they would fall through from the room above it was so noisy.

We were travelling as a family of 4 (including 2 kids), and the room was decent enough. Pricey for America, but definitely reasonable for London and its quality. The rooms were clean and the breakfast was nice. We had lost our luggage first arriving, and the staff was very kind and supporting. I especially reccomend this hotel for its excellent location. It really is only a 2 minute walk from the Underground station that'll take you everywhere around the city. The surrounding blocks are filled with lively restaurants and small shops, and Kensington Gardens is just about a 25 minute stroll from the hotel.

We were a couple of times in London so we know the average standard of London hotels. The Barkston Gardens was a very pleasent surprise. The rooms are very spacious, clean and comfortable. We had a few questions before arriving asked by mail and always got immediate response. The room was quite warm - that's the only slight negative. But you can deal with this. Breakfast ist absolutely ok, the location is great - just 1 min to the underground station. Definitely do recommend this hotel and already have booked again for our next trip.

Picking economy class hotels in London can be quite hazardous. However, my two daughters aged 12, my wife and me found this offer quite satisfactory. The family room was quite spacious, with three queen size beds. Of course, this wasn't an all-new luxury hotel. The floor was squeaky and the carpets were old. But everything was functioning well. Note that the available PC in the lobby is very out of date (the internet connection is there, though). Nice continental breakfast and friendly service all the way. Handiuly close to the underground station, also. We'll be back.

They tried to charge our debit card as a "security" procedure. Too bad they didn't say anything about it on Venere. So they threatened to withdraw the reservation if we did not show up before 4pm. You need to reserve with a regular credit card to be safe. We also asked which was the best solution for metro tickets and they told us to ask the ticket sellers. Now this is great service. Price/quality is great the location is perfect and rooms are ok, the service encounter make the whole perception of the hotel as poor.

It is true is cheap (for London) and very well placed close to the tube. The quality in general is reasonable except for one detail: in the 6th floor, it was impossible for four days to have a shower, because of the low water pressure (when available!). All claims to the desk people were useless. If you go, ask for a room in a lower floor!

We have been in this Hotel 3 nights and it was not the first time for us in London, therefore we were prepared to the lower standard of the Hotel. Unfortunately our room, at the 6th floor of the building, had 2 serious problems with the heating system (not working) and the windows (not closing well). We asked help to the desk, but invain. So I found a screwdriver and a pince and repaired the heating myself, purging the system from air (to be repeated every evening before going to sleep). It was a pain in the neck... Finally, we suggest the other hosts to check the butter and the jam if they are open before eating them when at breakfast. We had a bad surprise indeed.

The room sold was as a quad. When we got into the room, it was one double bed and a pull out couch. The bedding looked dirty and the floors creaked.

Good value for money. Very quiet hotel, no street noise. Situated next to a (unfortunately private) park, 1 to 2 minute walk from tube station.

The staff are great. The location is very convenient to the Earl's Court tube station. The photos of the exterior are of a property across the street. The breakfast was very plentiful and tasty. The bathroom in the room had significant water damage and was not appealing. But, it was always kept clean. There was a noise of running water all the time that we couldn't figure out. Maybe it came from the heating system which wasn't on. The floors creaked badly in the room. For location, you can't beat this place. But, they need to do some refurbishing of paint in many of the hallways, etc. There are lovely pastel water colors along the hallways. Staff were very helpful when our scheduled shuttle to the airport didn't show. The desk clerk was very firm with the shuttle company about getting us there. A separate shuttle for just the two of us was sent.

Excellent location just steps grom Earl's Court Tube making travel to/from Gatwick and Heathrow (even with heavy bags) a breeze and only minutes from Victoria, Piccadilly Circus and Paddington . Just what you need in an hotel--clean, comforable & convenient. I would definitely stay here again--in fact, I tried to book this hotel on my return to London, but it was full. One tiny complaint--there was a very squeaky floorboard at the entrance to the room and bathroom which squeaked very loudly every time I went past it--not a big issue for me, but I wouldn't have wanted to be in the room below!

Silenziosissimo. Si può consigliare.

When you've got no money who cares with the easy access to the tube we had a great time. Don't expect to much and you shall not be dissapointed.

I specifically booked a room for two adults and two children (both aged ten) and asked for four beds. the room we got only had towels for three, three cups and worst of all only three beds, so that the children had to share. i spoke to the lady at the reception desk right away and she promised me to put in another bed the next night. but when we got back from an adventurous day in london quite late, there was no additional bed in our room. as i turned down many venere propositions - more centrally located - because they only offered rooms with three beds, i was really disappointed.

We stayed here for 2 nights. Family of 4 - 2 parents and 2 teens ages 13 & 15. Their Quad provided adequate room for our stay. Location was very close to Earl's Court Tube station and near Earl's COurt where we saw a concert. Helpful staff and nice accommodations for the price. I would highly recommend and would stay here again versus paying higher prices elsewhere.

Our room was bigger than we expected, good space for four persons (2 adults and 2 children; 9 and 11 years old), but there were only three beds, so the children had to share bed. We enjoyed our stay very much.

Definitely NOT a 3 star hotel, very poor reception area and breakfast room. Actual room very spacious but not up to 3 star standard, would NOT return.

Rooms pictured were not the rooms of the hotel, or at least the room my wife and myself shared. Bathroom mouldy with no working extractor fan. Could not swing a cat in the room it was so small. We did not stay over on the second night of our stay (stayed at friends) as the room was so unwelcoming. Location was very good but again the picture on the net has the hotel with a grassed common in front of it. Nothing of the sort in fact it is terraced hotels with rat traps in every other hotel.

On the whole, hotel was fine and very conveniently located. One criticism was the mattress. Probably the worst mattress I have ever had the misfortune to sleep on. Lumps and springs everywhere. When I asked for the matrress to be changed, I was then told it was new!! Instead of the staff being apologetic they were basically accusing me of lying. They did change the mattress and the new one was much better. While the hotel was fine I thought the attitude of the staff left alot to be desired.
